Pricing

1. How much does a garage cleanout cost in Fort Collins?

Most jobs fall into four ranges: single-item pickup ($99–$150), small loads ($250–$400), medium garage cleanouts ($400–$650), and large or full garages ($650+). Text photos for your exact flat-rate quote.

All prices are all-inclusive — labor, dump fees, donation drop-offs, and your itemized donation receipt are covered. No line-item surprises at the end.

2. What's included in the flat-rate price?

Everything. Our flat rate covers:

  • All labor (loading, hauling, sorting)
  • Fuel and truck
  • Larimer County dump fees
  • Donation drop-offs at Habitat ReStore, ARC, and/or Goodwill
  • Itemized donation receipt in your name
  • Appliance recycling and e-waste disposal

You will not receive a bill with added fees afterward.

3. Do you charge by the hour or flat rate?

Flat rate only. We don't do hourly billing. The number you're quoted before the job is the number you pay at the end, regardless of whether the job takes two hours or six.

Hourly pricing creates anxiety — you're watching the clock instead of pointing at things. Flat rate means you can relax and focus on what's going and what's staying.

4. Do you charge extra for appliances, mattresses, or heavy items?

No per-item surcharges. Appliances, mattresses, furniture, and exercise equipment are all covered in the flat rate. Some junk removal companies add $30–$75 per appliance on top of their base price — we don't.

The flat rate is the flat rate.

5. How does pricing work for estate cleanouts?

Estate and large-property cleanouts are custom-quoted starting from $1,200. We do an in-person walkthrough (or a thorough photo/video review if you're not local) and give you a firm flat-rate number before any work begins.

Estate jobs have more moving parts — multiple spaces, larger volumes, more donation sorting — so we need to see it before we can give you an accurate number. But we always quote before we start.

Process

6. What actually happens during a garage cleanout?

Here's the sequence:

  • Arrival + walkthrough (20 min): You walk us through the garage. You point out what's staying, what's definitely going, and anything you're unsure about. We ask clarifying questions. By the end of this, we're aligned.
  • Haul-out: We sort and load everything that's leaving. Donable items get set aside as we go. Everything else gets loaded for the dump or recycling.
  • Donation run: We make a separate trip to Habitat ReStore and/or ARC with the donable items.
  • Done: We come back, confirm the garage is clear to your satisfaction, hand you the donation receipt, and collect payment.
7. Do I need to be home during the cleanout?

You need to be present for the initial walkthrough — that's non-negotiable, because we need to know what's going and what's staying from you directly. That's about 15–20 minutes.

After the walkthrough is complete and you're confident we understand the job, you don't need to stay. Many clients leave us to it. Some prefer to stay and supervise — both are fine.

8. How long does a cleanout take?

A single-car garage: 2–4 hours. A double-car garage: 3–5 hours. Estate jobs vary. These are estimates — we work until the job is done, not until the clock runs out. Since you're paying flat-rate, there's no incentive for us to drag it out.

9. Do I need to sort or prepare anything before you arrive?

Not really. You don't need to pre-sort boxes, move heavy items, or organize anything. The main helpful prep is:

  • Know mentally what you're keeping
  • Mark or move keepers to a corner if it's easy to do
  • Have any hazmat (liquid paint, oil, propane tanks) set aside and identified

10. What if I change my mind about something mid-job?

"Actually, keep that" is always fine. Just say the word and we'll set it aside. We'd much rather stop for a moment than haul something you wanted to keep. If we've already loaded something and you catch it before we leave the property, we'll get it out.

What We Haul

11. What items will you haul?

The short answer: almost everything you'd find in a garage or home. The full list includes:

  • Furniture (sofas, beds, dressers, tables, chairs)
  • Appliances (fridges, washers, dryers, ranges, dishwashers)
  • Mattresses and box springs
  • Electronics (TVs, computers, monitors — e-waste recycled)
  • Tools and shop equipment
  • Lawn and garden equipment
  • Tires (small additional dump fee applies)
  • Exercise equipment
  • Construction debris (drywall, lumber, fixtures)
  • Boxes of household goods
  • Empty or clearly-empty propane tanks
  • Dried paint cans

12. What items won't you haul?

Items we cannot legally or safely haul:

  • Liquid paint or stain — take to Larimer County Household Hazardous Waste (free for residents)
  • Motor oil in quantity — AutoZone, O'Reilly, and NAPA accept used oil for free
  • Full or unknown propane tanks — Blue Rhino/AmeriGas exchange at Home Depot or Walmart
  • Asbestos-containing materials — requires licensed abatement contractor
  • Medical waste and sharps — pharmacy drop-boxes or Larimer County Public Health
  • Live ammunition — gun shops or ranges often accept it; Larimer County HHW at special events
  • Car batteries — free at any auto parts store (required by Colorado law)
  • Flammable liquids (gas, solvents) — Larimer County HHW
13. Do you take old appliances?

Yes. Refrigerators, washers, dryers, dishwashers, ranges, microwaves — all of it. Working appliances go to Habitat ReStore for donation when possible. Non-working appliances go to the landfill recycling line. Refrigerants (Freon) are handled properly through certified facilities. No extra charge per appliance.

14. Do you take TVs and electronics?

Yes. TVs (flat-screen and old tube sets), computers, monitors, printers, and other electronics are hauled and taken to a certified e-waste recycler. We do not landfill electronics — Colorado has an e-waste recycling law and electronics contain heavy metals that shouldn't go into landfill.

Donations & Taxes

15. Do you donate items instead of hauling everything to the dump?

Yes — and this is something we take seriously. As we sort during the cleanout, we set aside working appliances, furniture in good condition, building materials, tools, and household goods for donation. These go to:

  • Habitat for Humanity ReStore — appliances, furniture, building materials, hardware
  • ARC Thrift — household goods, clothing, small appliances
  • Goodwill — clothing, household goods, misc

16. Will I get a donation receipt for my taxes?

Yes. We bring you an itemized donation receipt in your name from the organization(s) we donated to. This receipt documents what was donated and is the paperwork you need for a federal charitable deduction if you itemize.

You assign the fair market values to the items (we can help you think through it). The Goodwill donation value guide and IRS Publication 561 are the standard references.

17. How much is the donation tax deduction actually worth?

A typical cleanout with donable items generates $100–$500 in fair market value. At a 22% federal tax bracket, $300 in deductible donations saves you about $66. It won't pay for the cleanout, but it's real money you don't have to do anything extra for — we handle the drop-off.

The deduction only helps if you itemize (Schedule A). Consult a CPA for your specific situation.

18. What if some items can't be donated — can you still haul them?

Absolutely. Not everything can be donated — ReStore turns away mattresses, particle board furniture, and items in poor condition. ARC and Goodwill have their own limits. Anything that can't be donated goes to the landfill or recycling. You don't need to sort this out — we handle it.

Insurance & Trust

19. Are you insured?

Yes. Easy Garage Cleaning LLC carries general liability insurance. We're happy to provide proof of insurance on request — just ask when you book.

20. Who does the work — is it just you, or do you send a crew I've never met?

Zac (the owner) is personally on every job. Depending on the size, he works with one or two helpers. You're not handing your property off to a rotating crew from a staffing agency — you're working with a local Fort Collins guy who's invested in doing a good job because his name is on the business.

21. Do you offer a guarantee?

Yes. If you're not satisfied with the cleanout, tell us before we leave and we'll make it right on the spot. We want you to look at a cleared garage and feel good about the job — that's the measure of whether we did our work. If you don't feel that way, we haven't finished.

22. What cities do you serve?

We serve the following areas:

  • Fort Collins — all neighborhoods: Old Town, Midtown, Fossil Creek, Harmony corridor, South College, and everywhere in between
  • Loveland — including Centerra area
  • Windsor
  • Timnath
  • Wellington
  • Severance
  • LaPorte

23. Do you serve Loveland? Same price?

Yes, and yes. We serve Loveland including the Centerra area at the same pricing ranges as Fort Collins — $400–$650 for most garages. No additional travel fee.

Booking

24. How do I book a cleanout?

Two ways:

  • Fill out the quote form on our homepage. We respond within 5 minutes during business hours.
  • Call us at (970) 999-1818. Monday–Saturday, 7 AM–7 PM.

After a quick conversation (or a look at some photos of the garage), we give you a flat-rate quote. If you're happy with the number, we schedule the job.

25. How quickly can you schedule a job?

We often have same-day or next-day availability for standard garage jobs. Larger estate cleanouts may need a few days to schedule depending on our current calendar. Call or fill out the form and we'll tell you the first available date — no obligation.

26. What payment methods do you accept?

Cash, credit or debit card, Venmo, and Zelle. Payment is collected at job completion — after you've seen the finished result and are happy with it.

27. Do you do garage organizing, or just cleanouts?

Both. Our organizing service works best after a cleanout — once the clutter is gone, we help you zone the remaining items, advise on shelving placement, and can install wall hooks and bike storage. It's a practical add-on, not a design service. Ask about it when you book.

28. Can you handle a full estate cleanout, not just the garage?

Yes. We handle full estate cleanouts — garages, basements, attics, and entire homes. These are custom-quoted jobs. We work at your pace, which matters when you're dealing with an estate. We coordinate donations and provide receipts. Call to discuss your specific situation.
